From your first conversation to holding the keys. Here's exactly how the DPA homebuying process works when you have someone who's been through it dozens of times.
The DPA process isn't complicated. What makes it work smoothly is having someone coordinate each part who already knows how it connects.
A WhatsApp message or a quick call. You don't need to have everything ready. You share basic information — approximate income, homeownership history, immigration status — and you get a same-day answer on whether you qualify and which programs apply to your situation.
No commitment at this stage. No paperwork. Just finding out what you're entitled to.
Tahissa connects you with the right lender for your situation — one who is approved for the DPA programs that apply in your case. The lender reviews your documents, processes the pre-approval, and includes the DPA program from the start so there are no last-minute adjustments.
You come out of this step with a pre-approval letter in hand. That makes you a serious buyer that sellers actually negotiate with.
With your pre-approval ready, Tahissa searches for properties that fit your real budget across Boynton Beach, West Palm Beach, Boca Raton, and the rest of Palm Beach County. The DPA covers up to $35,000 of your down payment, which opens up options that previously seemed out of reach.
Tahissa negotiates on your behalf. She knows the local market, realistic property values, and how to present an offer with DPA so it doesn't get passed over.
Once your offer is accepted, the closing process begins. Title attorneys, the lender, and Tahissa coordinate everything. On closing day, you sign the documents and receive the keys. The DPA was already applied before that day — nothing extra due that you didn't plan for.
That day is the end of the process and the beginning of what comes next.
Depends on market conditions, the property, and lender response speed
You don't need everything perfect on day one. But there are four documents every lender will ask for. Having them organized speeds up the process considerably.
Current passport or driver's license. For green card holders, also your permanent resident card.
Your two most recent pay stubs. If self-employed, a CPA letter or business profit/loss statement is used instead.
The two most recent W-2s or full tax returns. These are the basis for calculating eligible income under each DPA program.
The last 2 to 3 months from your primary bank account. Make sure there are no unexplained large deposits.
Tahissa walks you through every document. You won't be figuring it out alone. If something is missing, it gets resolved before it becomes a problem.
The first step costs nothing. One conversation and you'll know if you qualify, which programs apply to you, and how much assistance you can receive.
